Whether you are looking to buy your first property, or already a homeowner, we can guide you through the whole process by offering a bespoke service. Purchasing a property can often be stressful process. We can relieve this pressure by being a friendly voice at the end of the phone, helping you to resolve any problems.
Product Switches & Remortgages
Before your existing deal comes to an end, we will contact you to discuss your options. We will first explore the deals available from your existing Lender. If their rates are competitive, we can often do a simple product switch. This requires minimal paperwork and allows you to select a new deal without submitting multiple documents, getting your home valued or instructing solicitors. If we can find you a better product elsewhere, or if you require more than one change to your mortgage (e.g. new rate, borrow more money, change names, or amend the term), we might advise you to move the mortgage to a new lender. This process is called a remortgage.
Further Advances and Secured Loans
If you require additional borrowing (e.g. for home improvements), we can look at borrowing the money from your existing lender. This is called a Further Advance. If for whatever reason we cannot place it with your existing lender, we will suggest you either do a remortgage, or speak to another broker that we recommend for secured loans. These are like second mortgages.
Buy-to-Lets
We offer a wide range of advice regarding buy-to-let mortgages. The buy-to-let market has become increasingly complex over recent years and our rental assessment knowledge is essential in helping you secure the right mortgage. We can also arrange Houses of Multiple Occupation (HMO) mortgages, but we do limit client portfolios to a maximum of five properties.
General Insurance
We offer house insurance and mortgage protection insurance quotes from a number of insurers. If your needs are more complex, or the quote is not competitive, we can refer you to a local insurance broker.

In areas where we are unable to offer you advice, we can introduce you to a relevant specialist. Such areas can include:

THE PROCESS
flexible
The process starts with your initial phone call or email. We will have a preliminary discussion to find out your objectives and to consider how we can help you. We will then email you an enquiry form and request any additional documents (e.g. payslips).
On return of this information we will begin our detailed research. Based on this, we will email you our recommendations and suggestions for how to proceed. At this stage we can normally submit an Agreement In Principle to see if the lender can lend you the money. This will involve a credit check.
At the point you are ready to proceed, we will prepare the mortgage application and send you the paperwork for signing. We will then help you get the mortgage fully approved. Once agreed, the lender will send us a copy of the mortgage offer. We will check the small print to make sure that all the information is correct.

We charge the following fees at the point we submit the application and send you the paperwork. Any calls, emails, meetings or Agreements In Principle up until this stage are free of charge and without obligation.
We will retain the fee if you decide to pull out, but we will not charge it again if you return at a later date with a similar transaction. If we are unable to get you the mortgage, we will refund the fee.
